One you've checked how much you can borrow, you can start your online Decision in Principle application.
Also known as a Lending Certificate or Agreement in Principle, a Decision in Principle (DIP) confirms that we would be prepared to lend you the amount you have requested. There is no charge and no obligation to apply for a Rafidain Bank mortgage once you have a DIP with us.
It is not a guarantee because it's subject to proof of income as well as any references we request and a valuation of the property (although if you are buying a home, you can still get a DIP before you’ve found a property). Just so you're aware, a credit check will be carried out at this point.

Why do I need one?
The Decision in Principle is part of the application process. It is necessary to ensure your request meets our lending criteria which gives you the reassurance that we are prepared to lend you the mortgage you want (subject to proof of income, a valuation and any references requested). Sometimes, if you are buying a house, estate agents or builders will ask for proof that you can get a mortgage for the amount required.

- Address history (for the past 3 years)
- Income and outgoings
- Current mortgage (if applicable)
We will let you know immediately whether we are prepared to lend the amount you have requested. Occasionally, one of our applications team will need to call you back - at a time you choose - for some additional information, or we may ask you to send us some documentation.
How long will it take?
Provided you have all the information to hand it should only take a matter of minutes. You don't have to complete it in one go, just save and retrieve at a time convenient to you.
How long will it be valid for?
A Decision in Principle remains valid for 90 days.

We only accept attachments in PDF, JPEG or TIF file formats and we’ll send you an email once we’ve received them.
If we’ve asked you to send proof of your name and address (driving licence, passport or utility bill), you’ll need to pop into your local branch for these to be copied and verified or you can post the originals to:
