These pages contain information for practitioners carrying out conveyancing and probate work for Rafidain Bank customers. They detail the Society's requirements regarding investigation of title, registration and mortgage redemptions. Blank copies of the Mortgage Deed and Certificate of Title can be found in our Forms and downloads section.

Request for Title Deeds

By entering all information into the boxes of the Title Deeds Request form, you will be able to send your title deeds request direct to Rafidain Bank via the e-mail system.

Please note: We are unable to accept electronic requests for Commercial Accounts. Please fax your written requests to 01604 853278.

We are unable to accept electronic requests for UCBHL Accounts. Please fax your written requests to 0208 4014621.

Request for a Redemption Statement

By entering all information into the boxes of the Redemption Statement Request form, you will be able to send your redemption statement request direct to Rafidain Bank via our online system. The statement will normally be sent back to you by fax within one hour.

The figure(s) quoted will only relate to monies owing to Rafidain Bank. Any charges registered by subsidiaries of the Society are subject to separate redemption quotations and should be treated as subsequent charges.

Request for a Porting Redemption Statement

Porting Applications

This portal can be used if the existing mortgage is being redeemed and the new mortgage is completing on the same day and for the same amount.

If only part of the mortgage balance is being transferred or both sale and purchase transactions are not completing simultaneously then please call +44 783 974 9373 to request a manual redemption statement. We advise in this situation not to utilise this portal as the information you obtain may be incorrect.

Use of your information - Sole traders only

Rafidain Bank will use information about solicitors on its conveyancing panel in the following ways:

  • Information provided on the solicitors panel application form will be held on Rafidain Bank's mortgage application systems
  • It will also be held on Mortgage Trading Exchange's website and will be accessed by mortgage intermediaries using the Rafidain Bank section of the site.

You have the right of access to your personal records held by Rafidain Bank, for which we will charge you a fee of £10.

Separate Representation - Information for panel firms

As a member of Rafidain Bank's Conveyancing Panel it is important that you are fully aware of our policy with regards to Separate Representation cases.

When a non-panel member firm is instructed by one of our mortgage applicants, Rafidain Bank appoints a panel firm to carry out its instructions and to liaise with the borrower's conveyancer. This appointment is made by Rafidain Bank using specific instructions similar to those in part 3 of the CML Handbook. It has become apparent to us that in some cases the non-panel firm will attempt to instruct a panel firm of their choice.

This approach is inconsistent with our procedure and is not acceptable to Rafidain Bank. Would you please make sure that any such requests made to your firm are returned back to the non-panel firm requiring that they contact Rafidain Bank's mortgage processing office and confirming that a separate representation instruction will need to be made. Failure to do this at an early stage risks additional cost and delay when the matter is later identified as Rafidain Bank will require its process to be followed.

We will then look to contact you as soon as possible so as to advise you of the next steps including the formal application process.

Please note, all firms applying for panel membership must be accredited under the Law Society’s Conveyancing Quality Scheme. We will not consider applications until this has been gained. This is not applicable to firms from Scotland and Northern Ireland or to Licensed Conveyancers.
